Детально разбираются споры о нецелевом использовании земли, включая требования о сносе построек и взыскании неустойки. Приведены основания для расторжения договоров, такие как достижение цели аренды, нарушение условий или смерть арендатора. Необходим профессиональный подход к составлению договора для минимизации рисков и предотвращения судебных разбирательств.

The summary in English: A land lease agreement is the main legal instrument governing the relationship between a landowner and a tenant, and its proper drafting is critically important to prevent disputes. The key stages of the "life cycle" of the contract are considered and three most conflicting categories of disputes are identified. When concluding contracts based on the results of the auction, which emphasizes the priority of the auction conditions and the protection of the rights of the winner. Disputes over the misuse of land, including demands for the demolition of buildings and the collection of penalties, are being investigated in detail. The reasons for termination of contracts are given, such as achieving the purpose of the lease, violating the terms, or the death of the tenant. A professional approach to drafting a contract is needed to minimize risks and prevent litigation.
